Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

We accept lease terms between 7 and 15 months.

There is a required $110 monthly convenience fee which will cover WIFI, valet trash, and pest control. Separate from that, you will be responsible for paying for water, sewer, and electricity; provider is Florida Power & Light.

Rent is due on the 1st of each month, payments can be online, money order, cashier’s check, or personal check. There is a late fee after 5 days of missed payment which is 10% base rent.

Yes, a security deposit is required. The amount is usually determined by the applicant's credit history. The security deposit is refundable, but specific conditions for non-refund would be detailed in the lease agreement.

Yes, there are a few additional mandatory fees: 1. A $110 non-refundable application processing fee for each applicant. 2. a $200 payment to finalize any lease.

Tech Bundle Convenience Fee: $110 per month, which includes in unit internet, door-to-door trash pick-up, smart home lock, thermostat and light control, and preventative pest control.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice. 

Policies and Rules

Yes, it is required, we do have a renters insurance program in place for our residents to use designed for peace of mind.

Persons not listed as an occupant must not stay in the apartment more than 7 days without written consent.

Yes, pets are allowed! We are a pet-friendly community and allow both dogs and cats with no breed restrictions. There is a limit of 2 pets per household. There is a one-time pet fee of $360 per pet and a monthly pet rent of $25 per pet.

Your lease agreement requires a written 60-day advance notice.

For breaking a lease early, you will pay 2 months of base rent as a termination fee or agree to pay the remaining term until the unit is re-rented.

Amenities and Services

Our community offers a wide range of amenities including outdoor fireplace, dog park, pickleball courts, grill and cabanas, controlled access, BBQ/picnic area, coffee bar, on-site management, planned social activities, pool, spa/hot tub, fitness center, lounge/focus areas.

Yes, we offer open, unassigned parking which can be used by guests as well. There is no extra cost for guest parking.

Yes, our on-site maintenance team is available Monday-Friday 8am-5pm and on call after hours and weekends for emergencies. For emergency maintenance services after hours, you can call 833-692-5871, press 3 and wait for a technician to contact you.

We do not offer EV charging stations currently.

Property Details

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.

All our available apartments come fully equipped with state-of-the-art appliances.

Well-lit living spaces and modern amenities are apparent from the moment you step through the door of any of our one-, two-, or three-bedroom villas

To request maintenance, use the resident portal or contact the office to submit a service request. Requests are typically addressed within 1-2 business days.

For modifications, use the reasonable accommodations request form to receive permission. Please note that all changes made must be turned back to the unit’s original condition.

Our community is in St. Lucie County, within the City of Tradition.

Our community is within the St. Lucie County Schools district. The specific schools that school-aged residents would attend are: - Elementary School: Palm Pointe Educational K-8 - Middle School: Renaissance Charter School Tradition - High School: Tradition Preparatory High School
